Veerenni 24 renovated to meet modern demands

Rosenholm Campus, in Oppegård on the border to Oslo, is one of the most modern buildings of the 1980s. This former IBM building was brought to new life by an interior rebuild that transformed it to the Rosenholm Campus without changing the architectural features of the building. When architect Geir Grung designed the IBM building in Oppegård in the mid-1980s, it was among the most distinctive office buildings of its time*.

This renovated property, keeping the old duct system, is made up of ten triangular modules/buildings divided by two indoor streets covered by a huge glass roof. The building was left like that for 20 years without any significant changes being made. In 2007, Aspelin Ramm Eiendom bought the building from IBM, bringing a slightly different mindset in regards to property development and management. This has resulted in a redevelopment of about one quarter of the 43,000 square meters of building space.

 

We soon realised that there were several things we could do to make the building more modern and get better economy in it. The first thing we did was to modernise the common areas. We started with the canteen which at that time was divided into two separate sections. We tightened the area to give the users a more sensible solution.

To help with the new design, the builder brought in the Danish architects Schmidt Hammer Lassen. It was especially their work with the head office of the Danish bank Nykredit in Copenhagen that had inspired Aspelin Ramm. The Danes, in turn, sought help from Norwegian Log Architects. Together with the architects and the contractor AF Bygg Renewal, the developer began looking for a modern and functional way to build the ten office buildings.

A protype of the one-to-one size offices was set up. It was an educational way to get to know the building, while also trying out different solutions. After that, an evaluation of the prototype was made with AF. A lot was good, but some adjustments were necessary. The ventilation system originally installed was of such a high standard that it was a good starting point in itself. Oveland also boasts the Lindinvent ventilation system, which GK has supplemented. The system is demand controlled and equipped with precense sensors and temperature sensors (etc), which enables significant energy savings.

Flexible office solutions

The modules in the large common areas were difficult to obtain in a good way. Here, the solution was to carve a triangular stairwell in the middle of the buildings, thus lighting up a slightly dark area. This also makes office space easier to customise to each tenant's needs. Since the building consists of ten equal modules, it is easy to carry on the basic concept from block to block.

Objectives of B-building The refurbishment has also focused on energy. Movement control of light, optimisation of ventilation and reuse of waste heat from the data halls are among the measures that have reduced energy consumption from 210 to 150 kwh per sqm. Nevertheless, there is little left to the energy goal that the client has set. - It's a C-building now, but our goal is to have it classified as B. The large areas inside the building make it challenging, but I think we will get it done, says Oveland. He says that they will soon replace the huge glass building over the building, and that this alone will be a long step on the road to B-buildings. Conference center In addition to two blocks, a canteen and reception area, Eurest opened a course and conference center for internal and external users on the Rosenholm Campus in March. The modern conference center consists of several meeting rooms, videoconferencing rooms, two auditoriums and boardrooms, and is suitable for anywhere from five to 200 people. All in bright and welcoming rooms. Several of the details of the center are worth mentioning. Part of the facades facing the canteen is a wall clad with the Fiberline facade system. The concept comes from Danish wind turbine production, and the facade panels are made of pure fiberglass. They also have custom designed fluorescent lamps that fit into the ceiling (by the way, there is no ceiling in it

kontordelene). Extensive use of floor-to-ceiling glass also helps to create bright and pleasant meeting rooms. Big plans With its 54 companies and 1,200 employees, the Rosenholm Campus is the largest workplace in Oppegård. Aspelin Ramm believes this is an important addition to other business areas around Oslo. The history of the building and a huge data center in the basement (2,000 square meters) mean that the area naturally attracts many IT companies, but Oveland says that several companies from other industries have caught the eye. Among other things, they have created a separate office hotel for smaller companies in one of the rehabilitated buildings. The plans for the area do not stop with the old building. Together with architect Niels Torp, Aspelin Ramm has developed plans for a new building of up to 50,000 square meters next to the existing building.
